<p>You’ve done everything right. You’ve researched contractors, scheduled walkthroughs, and collected three bids for your remodel. Then the numbers come back&nbsp;&nbsp;&#8211;&nbsp;&nbsp;and one is noticeably lower than the others.</p>



<p>That number is tempting. Of course it is. You’re already stretching your budget, or maybe you’d rather put the savings toward finishes. But for high-end renovations in South Florida, the lowest bid contractor almost always costs you the most in the end.</p>



<p>Here’s why&nbsp;&nbsp;&#8211;&nbsp;&nbsp;and what to look for instead.</p>



<h2 class="wp-block-heading">What a Low Bid Is Actually Telling You</h2>



<p>A bid isn’t just a number. It’s a contractor’s interpretation of your project: how they plan to staff it, what materials they intend to use, and which work they’ll subcontract. It also shows how much contingency they’re building in for the unexpected.</p>



<p>When one bid comes in significantly lower than the others, it usually means one of three things:</p>



<p><strong>They’re planning to cut corners on materials.</strong>&nbsp;Substituting lower-grade products is one of the easiest ways to shave thousands off a bid. If the contract doesn’t name specific materials by manufacturer and model, you won’t know until workers are already setting tile.</p>

Some contractors underbid because they haven’t done enough projects of this complexity to know what they don’t know. <p>The upfront savings rarely survive contact with the actual project. Here’s where homeowners typically see it show up:</p>

What looked like savings becomes an overage. Worse, you’re negotiating those additions mid-construction, when you have the least leverage.</p>

<li><strong>Payment schedule tied to milestones, not dates.</strong> You should be releasing funds as verifiable work is completed, not on a calendar.</li>
